Summary

The MPA has previously authorised the sale of the former Lewisham police Station on 15 October 2002. It has been made redundant by the opening of the new Public Finance Initiative (PFI) Police Station in Lewisham High Street.This report seeks members’ approval to the sale of the MPA’s interest in this property.

A. Recommendations

Members Agree the unconditional sale of the MPA’s interest in Old Lewisham police station, 2, Ladywell Road, Lewisham to the highest bidder as shown in exempt Appendix 1.

B. Supporting information

1. This property has been marketed openly by informal tender over the last few months, with advertisements appearing in both the local and property press. Best unconditional bids were invited.

2. Fourteen sealed unconditional bids were received (see Exempt Appendix 1).

3. A private developer has offered the highest purchase price, subject to contract.

4. This developer is in partnership with a Registered Social Landlord (RSL) or Housing Association.

5. Although conditional bids were not invited, one such bid was made, but is substantially below the best offer as outlined above.

C. Race and Equality impact

1. There are no equality or diversity issues arising as a result of this disposal.

2. The provision of key worker or social housing accommodation at this site will meet the requirements of the local planning authority, as and when granting planning consent for development.

D. Financial implications

The proceeds of this transaction have been included in the Property Services’ Capital Receipts’ budget 2004/2005.

E. Legal implications

Apart from normal property contract matters there are no specific legal implications to report.
